Investing in Central Oregon Real Estate: What to Check Before You Buy

Central Oregon attracts investors from Portland, Seattle, California and beyond. The opportunities are real, but local rules and numbers decide whether a property works. Here's what to check before you buy.

Start with your goal

Cash flow, long-term appreciation, a quick flip and a personal-use second home are four different strategies. Each one points to a different kind of property, neighborhood and financing. Decide which you're after before you start touring.

Long-term rentals: run the full numbers

Look past the purchase price and the rent. A realistic estimate includes vacancy, property taxes, insurance, maintenance, property management if you'll use it, and reserves for big-ticket repairs like roofs and furnaces. If the property only works when everything goes perfectly, it doesn't work.

Short-term rentals: confirm the rules first

Bend regulates vacation rentals closely, and the rules are different in Sunriver, unincorporated Deschutes County and other Central Oregon towns. Rules can also change over time, and a permit may not carry over when a property sells. Confirm a specific property's eligibility with the city or county before you write an offer, not after.

Fix and flip: know your exit before you buy

The profit in a flip is made at purchase. Estimate the after-repair value from recent comparable sales, get realistic repair bids, and plan for holding costs and selling costs. Leave room for surprises; older homes often have them.

Second homes: match the property to how you'll use it

Many second-home buyers want a place for their own ski, golf or river weekends and some rental income the rest of the year. Make sure the property's location, HOA rules and local regulations support the way you actually plan to use it.
