Why online estimates miss
Automated home value estimates are a starting point, not a price. They can't see your updates, your view, your lot, the condition of your roof, or how your street compares with the next one. In Central Oregon, where homes vary a lot even within one neighborhood, those details matter.
Start with comparable sales
Buyers and appraisers compare your home with similar homes that recently sold nearby. A good pricing analysis looks at those sales, adjusts for differences in size, condition, lot and features, and also looks at what's currently for sale and what failed to sell.
What overpricing really costs
An overpriced home gets fewer showings, sits longer, and often ends up selling for less than it would have at the right price from the start. The first few weeks on the market bring the most attention, so you want the right number on day one.
Prep that pays
Not every repair is worth doing. Focus on what buyers notice first: clean, bright rooms, curb appeal, and fixing obvious issues an inspector will flag. Compare the cost of each project against the value it's likely to add.
Plan for the market you're in
Season, interest rates and inventory all shift buyer behavior. Your pricing plan should include a check-in after the first couple of weeks, based on showings and feedback, so you can adjust early instead of chasing the market.
