How We Evaluate an Investment Property

1. Define your goal: cash flow, appreciation, a flip or a personal-use second home
2. Set your budget and financing with a lender who works with investors
3. Confirm zoning and rental rules for each property before you offer
4. Run the numbers: rent, expenses, repairs and resale value
5. Negotiate, inspect and close
6. Plan your exit, whether that is holding, refinancing or selling

  • Maybe. It depends on the property's location, zoning and permit eligibility, and the rules can change. Check before you buy, and I'll help you do that.
