First-Time Home Buyer Guide for Bend, Oregon
Buying your first home in Bend is exciting, and it comes with a lot of new terms, deadlines and decisions. This guide walks through the process in order, so you know what's coming and what to ask at each step.
Step 1: Know your budget before you shop
Your budget is more than the purchase price. Your monthly payment usually includes principal, interest, property taxes and homeowners insurance, plus mortgage insurance if you put down less than 20%. HOA dues are often separate. Decide what monthly payment you're comfortable with first, then work backward to a price range.
Step 2: Get pre-approved, not just pre-qualified
Pre-qualification is a quick estimate based on what you tell a lender. Pre-approval means the lender has verified your income, assets and credit. Sellers take pre-approved buyers far more seriously, and pre-approval tells you exactly what you can borrow.
Step 3: Ask about down payment assistance
Many first-time buyers assume they need 20% down. Several loan programs allow a much smaller down payment, and Oregon and some local lenders offer programs that can help eligible buyers with down payment and closing costs. Program rules and income limits change, so ask a lender which ones you qualify for today.
Step 4: Choose where you want to live
Central Oregon offers very different lifestyles within a short drive. Bend, Redmond, Prineville, La Pine and Sisters each have their own price ranges, commutes and community feel. Think about your commute, schools, outdoor access and how long you plan to stay.
Step 5: Make a strong offer
A strong offer is about more than price. Your pre-approval, earnest money, timeline and contingencies all matter to a seller. Your agent should look at recent comparable sales so you don't overpay, and help you write terms that compete without giving up important protections.
Step 6: Inspection, appraisal and loan approval
Once your offer is accepted, the clock starts. You'll schedule a home inspection, the lender will order an appraisal, and underwriting will finalize your loan. This is where details matter most: inspection requests, repair negotiations and deadlines in your contract.
Step 7: Closing day
From an accepted offer, closing commonly takes about a month, depending on your loan. You'll sign final documents with the title company, the loan funds, and you get your keys.
